1. Inspect the property thoroughly:
Before moving in, test all electrical sockets, water taps, toilets, windows, doors and drainage systems. Run the shower, flush the toilet, and switch on all light points. This helps you identify defects early and gives the landlord or agent the opportunity to make repairs before you settle in.
2. Confirm utility bills and take meter readings
Take clear photographs of electricity, water and gas meter readings on the day of possession. Also confirm the electricity distribution company, billing system and process for buying units. This protects new occupants from inheriting debts left by previous tenants and prevents disputes over estimated billing.
3. Assess security and the environment:
Visit the property during the day and at night. Check the gates, burglar-proofing, perimeter fencing and lighting. Speak with neighbours to understand issues such as flooding, power supply and security in the area. A safe environment is as important as the structure of the house itself.
4. Understand the tenancy agreement:
Read the tenancy agreement carefully before signing. Note details such as rent amount, caution deposit, agency and legal fees, duration, renewal terms, and responsibility for repairs. Ensure that all payments are receipted and that verbal agreements are captured in writing to avoid future disagreements.
5. Clean and fumigate before moving in:
Conduct a deep cleaning of the house and fumigate to prevent pests. This is also the right time to paint or make minor adjustments before furniture is moved in. Starting with a clean and pest-free environment saves tenants stress and additional costs later.
